If you’re renting a home, you need to keep your landlord happy. If you don’t, you may find yourself looking for other homes for rent locally. Nobody wants that, so here are a few ways to keep the owners of those rental homes happy.

Don’t Break Your Lease. One of the first things you need to do to keep your landlord happy is read your lease, and follow it. You might not think that breaking the smaller points is all that big of a deal, but technically, the landlord has the right to evict you over such “trivial” matters. The closer you stick to your lease, the better the relationship you’ll have with your landlord.

Pay Your Rent on Time. This might sound obvious, but you have to be ready with the rent when it’s due. Sure, some times there are financial setbacks, and you might need a couple days, and that’s usually fine. Life happens. But it’s usually only okay once in a very, very long while. Don’t take advantage of your landlord’s kindness, because you won’t like it when he or she runs out of patience.

Care For the Property. Just because tenants don’t own their homes for rent doesn’t mean that they’re don’t have to do their chores. While it is up to the landlord to come take care of the big fixes, like putting a new doorknob in if the old one breaks, for example, it’s up the tenants to make sure things are clean. If the landlord has to call mold remediation services because tenants are abusing the bathroom, he or she is probably going to evict the people living there.
